With construction of a 165,000-square-foot Lowe's Home Improvement store zooming along at the former site of the 600,000-square-foot Metcalf South indoor mall in Overland Park, LANE4 Property Group and The Kroenke Group are ready to try a new plan across the street.
In 2014, they acquired Metcalf South, minus the now-closed Sears, at the southeast corner of 95th Street and Metcalf Avenue and the 95 West Shopping Center (originally known as the French Market) at the northeast corner of the intersection.
In 2015, the developers proposed a $320 million mixed-use development of both Metcalf South and 95 West. But that idea was spiked after the city's planning staff recommended denial of its rezoning request.
Now, more than four years after the initial property acquisitions, a plan for the former French Market site is heading back to the city's planning commission. According to the Shawnee Mission Post, the developers are proposing to build a senior living facility and a car wash on part of the now-vacant site.
The request for rezoning to operate senior living points to LANE4's suggestion last year that it could build 134 independent-living apartments for senior citizens.
In 2016, LANE4 completed its first senior independent-living project, the 101-unit Welstone at Mission Crossing at 61st Street and Metcalf in Mission.
