As one of the most prominent in-fill locations in the Kansas City metro, 39Rainbow addresses community demands for commercial uses in an innovative, mixed-use format that supports efficient and environmentally friendly designs. The project is strategically located to take advantage of the density and demand of The University of Kansas Medical Center campus, one of the region’s most prestigious and fasted growing medical campuses.

A first of its kind development in Kansas City

With the hospital, university, and medical center seeing more than 10,000 employees and visitors a day, LANE4 transformed an under-utilized block into over 30,000 SF of retail, and over 87,000 SF of office/medical space.

Phase I of the project features first floor retail and an 83-room hotel. Phase II delivers acute and post-acute rehab services in one convenient space with the University of Kansas Acute Rehab Unit and an independently owned skilled nursing facility. The state-of-the-art medical facilities and equipment capture substantial demand for follow-up rehab care from The University of Kansas Hospital.
