95th St and Metcalf Ave was once home to the bustling Metcalf South Mall at one of the busiest intersections in Overland Park. In 2014, LANE4 Property Group along with The Kroenke Group purchased the mall and the retail property directly to the north, The French Market, totaling over 30 acres. With Johnson County’s immense spending power and desired schools, paired with the site’s prime visibility and drive time reach, LANE4 envisioned something bigger for the site.

Phase one of redevelopment was completed in 2018 with anchor tenant, Lowe’s. Novel Place Senior Living, an upscale 55+ community opened in 2020 with 134-units. The north tract was sold to Shamrock Trading Corp. in 2018 for their ambitious world headquarters expansion; the $262 million plan includes three phases and over 4,000 jobs. Additional retail and office phases have been completed with future development underway.

Since 2020, over 1.6 billion has been invested and is proposed along the Metcalf corridor.
